Gulf Breeze consists of 2 outstanding high rises. Built in 1995, the newest and tallest of all the buildings located on the gated peninsula known as Baker Carroll Point. Two 12 story high rises that are essentially mirror images of one another with 11 floors of residential over their generous lobbies with 66 units a piece. Two and three bedroom units are evenly distributed between both ranging from just under 1500’ sq. ft. to just over 1600’ sq. ft. Under cover catwalks lead to every unit. Six coveted boat docks are associated with the two buildings of which 5 are covered. Lifts are allowed. Owner’s fortunate enough to enjoy one of the boat docks may lease or sell their assigned boat dock to another unit Owner. The peninsula boasts its own marina with a limited number of docks allocated to most of the buildings. Avid boaters can check in with the neighbor association, Vanderbilt Surf Colony, who own 16 boat slips subject to a 100% equity lease agreement. At this writing, summer of 2016, there are 2 slips available. This area enjoys direct access to the Gulf via Wiggins Pass just minutes away. The only bridge free area in all of Vanderbilt where you will see sailboats in the marina.
Gulf Breeze A:25 & B:21 operate as one condo association with a rare separate office building for their full time on-site manager. Summer of 2016 the lobbies were renovated in a refreshing coastal motif. In 2009, the members voted to change the color of the buildings from their Olde Florida pink to a two toned tan.

The pet policy is limited with up to 2 cats or birds allowed as well as fish in an aquarium not to exceed 25 gallons. 12 leases are allowed per year with a 30-day minimum.
