Regatta at Vanderbilt Beach, simply called Regatta, was developed 1999- 2000. The first condominium complex to offer a 5 star luxury resort atmosphere on Vanderbilt bay. A boater’s haven with 56 boat slips in all subject to a Sovereignty Submerged Land Lease with the State (SSLL) as well as a 6% sales tax upon transfer. Lifts are allowed.
Regatta consists of 205 units total distributed between 5 beautiful buildings with an array of resort style amenities.
Regatta I: 400 and Regatta II: 410 are 12 story high rises with magnificent views to the bay and, depending on the floor, vast, overreaching vistas to the Gulf. The views will steal your breath away. Every unit enjoys one assigned parking space under their respective building with ample extra guest parking outside. The 12th floor penthouse units enjoy 2 assigned parking spaces under their buildings with extra storage for all.
Regatta I, 400, consists of 80 units total with interiors that range from
1734’ to 2035’ square feet. There are ten floors of residential with 8 units per floor.
Regatta II, 410, consists of 60 units total with interiors that range from 1860’ to 2320’ square feet. There are ten floors of residential with 6 units per floor to accommodate the larger units in this building.
Both high-rises offer elegant 2 story entry foyers with 2 floors of under building parking. The first high-rise, Regatta I, is home to the 2nd lap pool for the complex. A serene scene nestled close to the bay waters surrounded by a rush of tropical fauna and plantings. I affectionately refer to it as the “quiet pool”.
Regatta III consists of three 6 story mid-rises, 450, 460, & 470.
The first of the three mid-rises, numbered 450, enjoys a bay front location. An intimate affair with 20 units total. There are five floors of residential over the entry foyer and it’s under building parking with 4 units per floor.
The second and third mid-rises, 460 and 470, are situated around the tropical resort style pool with some peek-a-boo views to the bay and Gulf.
The second mid-rise, 460 Flagship Drive, echoes the 450 mid-rise with 20 units total whereas the 3rd mid-rise, 470, is slightly larger with 25 units total. One under building parking space is assigned every unit with ample guest spaces outside.
The 65 units in all that comprise the mid-rises in Regatta III offer some 1480’ to 1635’ square feet of interior living.
Every unit in Regatta boasts 3 bedrooms and 2 or 3 full baths, 9’ foot ceiling heights and luxurious great room floor plans.
Regatta I, II and III operate as separate condo associations. They are enjoined in a 2nd association, Regatta at Vanderbilt Beach Commons Association, Inc., to share the cost of the amenities. Boat slip owners are inured to a 3rd association, Regatta at Vanderbilt Beach Dock Association, Inc.
An impressive array of amenities include: a clubhouse with kitchen facilities and a generous social room beside the resort style tropical pool with cascading waterfall, the lap pool, 2 spas, a chefs BBQ station complete with an adjacent BBQ hut, 2 fitness rooms and 38 cabanas.
The liberal lease policy that allows weekly rentals has survived since Regatta’s inception with the exception of in Regatta I which changed its lease policy in 2006 to allow 12 leases per year with a 30 day minimum.
Regatta is extremely pet friendly with a “reasonable number of pets” allowed.
Security includes a manned gate, patrolled grounds and entry keypads. All three condo associations are professionally managed.
Regatta boasts a front yard gate for all to saunter the couple of blocks to Vanderbilt beach. That is if you can part with the pampered life at hand.
